U.S. Marine Corps Warehouse Roofing ENCASEMENT System
A badly failing roof with more than 110 documented leaks was restored without a disruptive roof tear-off at the U.S. Marine Corps Air Station Central Distribution Center in Iwakuni, Japan.
THE CHALLENGE
A failing military warehouse roof was damaging valuable stored goods.
This large Defense Commissary Agency warehouse stored valuable consumer goods for the U.S. military. Its badly failing roof had more than 110 documented leaks. Water entering the building damaged stored products, while ongoing moisture encouraged harmful mold and mildew that contributed to further loss.
The GSA client reviewed the full cost of conventional roof removal and replacement. Once personnel relocation, product relocation, operational disruption and building downtime were considered, replacing the roof was so costly that tearing down and replacing the building appeared less expensive.
Global ENCASEMENT, Inc. offered a non-invasive alternative: restore and protect the existing roof with a fully adhered roofing ENCASEMENT system instead of removing it.

THE ENCASEMENT SYSTEM
Restore the existing roof instead of tearing it off.

Prepare the surface
Loose and scaling rust was removed using mechanical abrasion. All roof surfaces were then washed and allowed to dry.

Stop rust and corrosion
Rusty areas, bolts and other affected surfaces were spot treated with R.I.P.™ Rust Inhibiting Primer.

Seal holes, gaps and vulnerable seams
Holes were filled with Globe Caulk, while gaps and roof seams were reinforced and sealed with GEI Seam Tape.

Install the protective membrane
Your Last Coat™ was applied at 32 mils dry film thickness to create a seamless, fully adhered roofing ENCASEMENT system.

Installing the Your Last Coat™ roofing ENCASEMENT system allowed the client to manage the existing roof in place. The project avoided the disruption, relocation, downtime and waste associated with a conventional tear-off and replacement.
The completed system sealed and waterproofed the roof, treated rust and corrosion, improved weather resistance and added a solar-reflective protective surface—all while the warehouse remained in service.
