“Tick Tock” depicts time, energy and money wasted on trying to solve a problem that is virtually unsolvable. There is not enough money in the world to remove all the Asbestos and Lead-based paint from every building. The author has an interesting way to introduce a discussion on the control or management of hazardous materials such as Asbestos and Lead-based paint. The opening chapter begins with the stage set in an intense atmosphere only to level with a gathering of minds to discuss all the options concerning the prevention of spreading contaminants in our environment. The book emphasizes the need to step back and look at the safest method to avoid full removal of hazardous materials which can create problems such as, transportation, disposal, storage and replacement of building materials. Better to safely manage these hazardous materials in-place than exacerbate an already liable problem. It was a good read and I reread several sections if you can believe it. It is a great reference for any novice or professional who is looking for quick and concise comparative information. I teach EPA lead-based paint classes and as a Historic Preservation contractor for 20 years believe encasement is more economical and logical when it comes to preserving historical structures. Many studies have shown that preservation is more cost-effective in saving energy and the environment than new construction. There is a great truth in the philosophy of economist Donovan Rypkema, who specializes in the economic revitalization of city centers and the development of historic preservation, “The Greenest Building is the One still Standing”. I will suggest it to all my classes.

I have purchased a number of copies of this book since it first came out to pass around to friends who seemed interested in the subject, some with very little previous knowledge (like me) of how strong and flexible good quality coatings could be. Inevitably the feedback has been extremely positive, not just for support for the helpful science included but for how the tale is told with humor and straight talk.
Each time we see an old roof being replaced instead of encased it now seems like a missed opportunity. Knowledge of why also choosing a white color option for roof coating makes so much sense both for the environment and for the cooling effect $$ is also growing (see recent articles in NY Times and elsewhere).
Change takes time but it seems home and other property owners, building operators and managers of government buildings as well as those entrusted with overseeing or spending tax dollars wisely will be helped by knowing what is covered in this book...

It is an easy-read with all the information you need to know about lead based paint and asbestos and how to safely manage them with “In place management”. Although the book has the information someone would find in a study, the “myth” George C. Kefee created around it makes it fun and interesting to read while providing you with detailed information and statistics about the pros and cons of lead based paint and asbestos, the dangers of leaving them untreated and the benefits of “in place management”.
I was very excited I purchased and read the book, because it made me aware of materials that are dangerous in my living environment that I never thought of. In fact, being an owner of an old home that is being currently under renovation gave me a whole new perspective of how I should start thinking and acting in a completely different way.
The characters of the book are fun, drawing a clear line between the “good guys” and the “bad guys”, which made me think of them as the super heroes of a comic book trying to save the earth from the villains who want to destroy it.
The book is a must read, both for the fun and educational part of it, especially for those people that have no knowledge on the subject – like me. I highly recommend it.

Having just finished George Keefe's book during a recent airline flight, I found myself in the airport throwing my fist into the air and pumping a few "Right On, George!!!" thrusts! The book "Just Encase They Think You're Stupid" (and I love the double entendre) is a MUST-HAVE for everyone! From a consumer purchasing an older home, to a company dealing with ACM/LBP abatement, to government planners, architects, environmentalists, and ALL parents - this book is "the Bible" of the industry. Keefe has captured the 'whats, whys, and wherefores' of this subject matter very thoroughly and with unexpected humor. The active, ever-present threat of ACM/LBP should have everyone concerned about this danger. Yet, few truly understand how to safely handle the problem.

Just Encase They Think You're Stupid by George C. Keefe shed a new light for us on how we are in the dark regarding asbestos and lead base paint. Even though the common woman and man has heard much about the dangers and consequences of living with these products in our living environments, we have not been provided with a simple solution to correct it.

We are located in Western Canada, and have renovated a number of older homes which in many cases have asbestos products and lead based paints applied in them. This book definitely helped us become more aware of what to look for.
I highly recommend this book for anyone that wants to become more aware and cares about the future of our children and Planet Earth. It would be wise, as well as beneficial, for every school and public library to have this book available for students and patrons.
This book is a history of the asbestos and lead abatement industry. George Keefe accurately describes the players involved and presents them in an entertaining way. He should know, he was there. The industry had and still has many contractors and consultants who have little or no ethical standards. He also points out that misinformation and scare tactics are used to promote work that is unnecessarily expensive and the lesser expensive options are not given to the clients. My company was fortunate to have George as an employee and now as a supplier of green products. He has always had the highest ethical standards. This book will assist the reader to be able to ask the right questions for practical solutions to abatement needs.
As a Federal Government contractor who has been in the architectural coatings business for over 25 years I thought I had seen and known it all. "Just Encase They Think You're Stupid" is an extremely entertaining and tremendously insightful read. While environmental issues evoke a lot of emotion, the crucial discussion and solution gets lost behind a lot of technical jargon. Not so with ‘Just Encase They Think You’re Stupid’ by George Keefe. He’s put matters green coatings into perspective- with a light touch of course!
Directed at a mass audience, this book really is an easy read. Mr Keefe has done a great job at presenting the encasement story in everyday language through the thoughts of the main character based on the events taking place at his last day at work. The characters know their stuff but most importantly, they are believable.
Readers will appreciate the balanced approach used to inform them of the two methods of dealing with lead and asbestos surfaces. Most governments as well as individuals do acknowledge the harmful effects of lead and asbestos but simply don’t know how to safely deal with them. Unfortunately, more often than not, the policies in place encourage the physical removal, and transportation of these products to a landfill, not aware that this creates yet another problem when toxins get released into the environment.
In- place management is however the safer, smarter and cost effective method. The lead and asbestos are covered with green coatings that encase them, doing away with the need to remove them. Not only are they now out of sight, they are out of human contact. No fibres are released during and after the process, making them safe for the environment as well. As for those landfill costs, building owners can sigh in relief…they belong to the past!
On application, the information contained in this book is a game changer. Highly recommended!

I lived in Vietnam 2 years ago. It is currently one of the fastest growing countries in the world. Saigon, where I resided for 2 years, is a fast paced and exciting city with millions of motorbikes on the roads daily. There is new construction building work everywhere in the city. Saigon is exploding with energy.
I realized that many of the construction workers did not use any precautionary masks or gear while they were working. As I rode my bike in areas with heavy construction work, the air was always dusty. You can taste it. Your eyes would get dirty with constant dust entering inside, which made the overall bike riding experience very challenging. Moreover, I would wonder how the worker's health would be affected while being exposed to this environment on a daily basis. This was before I fully recognized the dangers of asbestos and other health hazard chemicals.
After reading this book recently, it made me open my eyes dramatically. George's book made me realize what's going on around the world in terms of how people are handling poisons improperly. I support human growth everywhere, as long as we own our responsibilities to protect our earth now and for the future.
At the moment, Asia accounts for 45% of world asbestos demand. Consumption in Japan and South Korea is decreasing while it is increasing in most other Asian countries. This reflects the broad picture: rich Asian countries are reducing asbestos consumption while the poorer ones are increasing it.
I am concerned about Saigon's population's eventual effect of asbestos exposure. I have many friends that live there. Therefore, I am happy to see George's book shed light to us about the danger's of toxic materials to all humans.

In the stories you can imagine each character he has described, and the information he has given. Also, the examples of graphs and tests in this book really help you understand and see the amazing results. For example, the glass bottle encasing played an important part in this book because it showed that if you try to destroy the item in the encasement you will fail. The item is so well kept and preserved and it will keep its shape, and cause no harm. I think Mr. Keefe is doing a remarkable job with his book, company, and product. People such as Mr. George Keefe, are very important to us and the earth because they are helping our world to become a better and healthier place now; and for years to come.

Keefe claims this book is a work of fiction, but I suspect it's based on many of the personal experiences he has had the last 30 years educating his fellow world citizens about these poisons.

I spent 20 years in the US Air Force Medical Service and four years with the USO as the Regional Vice President of Operations in the war torn areas of Southwest Asia. Since I have spent the majority of my adult life traveling the world and supporting others, I believe George Keefe has hit the "nail on the head" concerning the global need to practice in-place management of asbestos-containing materials and lead based paint.
George did a wonderful job explaining the importance of using in-place management materials vs. the costly and extremely environmentally harmful removal process. One other note to mention is the information George provided concerning the solar reflective/sustainability qualities of the encasement roofing materials. This process can extend the lifespan of any homeowner's roof and eliminate the cost of replacement as well as lower the monthly power bill. The cost savings one can realize by abiding by the information within this book can be enormous. Furthermore, the information within this book is a tremendous wake up call for those of us who can make a difference today so we can prepare a better place to live tomorrow. A definite MUST READ for everyone.

George C. Keefe has taken what could be seen as a dull topic (but if you or your family is being exposed to lead poisoning and asbestos this would be a most fascinating read) and made it fun, informative, and educational. I really wasn't aware that there was a relatively inexpensive green product that could encase not only lead-based painted surfaces but asbestos as well. This book gives you concrete solutions as to how to deal with these problems. I highly recommend you take the time to read this!
I have two small children and I was planning on removing the lead paint in my 1956 home; this book has really opened my eyes to the option of encasing it to manage it in place. It makes so much more sense from an environmental standpoint and a financial standpoint. More importantly, I feel much more comfortable without inadvertently exposing my family during excavation.

The main character "Chief" represents that of an eco-friendly, forward thinking individual who is conscious about the environment and is always searching for sustainable and safe solutions when it comes to hazardous materials. He brings in the antagonist, "Dracoff," who represents the typical corporate mentality that only thinks of profit, and how to maximize and sell products that negatively affect our environment and health overtime.
He then highlights a few supporting characters that uphold a forward-thinking, sustainable, green and environmentally friendly principles that support Chief's overall mission. The following chapters discuss strategies to identify and manage hazardous materials. In addition, the chapters reveal how each individual character has been affected by asbestos and lead-based paint. For instance, Lyn was widowed because her husband developed mesothelioma due to secondary exposure to large amounts of asbestos as a child. Unfortunately, he paid a high price. Had his parents been aware of the potential toxicity of asbestos and the affects it had on their son's health, maybe they would have taken other precautions. After setting the tone, the book dives into discussing the history of asbestos and why it is used in various materials such as roofing and wall siding, plasters, paints, floor tile, insulation, etc.
When Asbestos particles are inhaled, they can cause serious damage to one's health and it often takes years before any symptoms occur. In addition, there is a chapter that highlight lead-based paint and how older paint layers that are chipping away from walls and ceilings may fall into our food and water systems. This can cause large scale lead poisoning which can be lethal if not diagnosed and treated properly. Overall, this book is reader friendly, so anyone can read and understand the materials being discussed. I think these concepts and issues are important to learn and become aware of in our day to day lives. Hopefully, we can learn from older construction methods to help make our environment a more sustainable place.
Just Encase They Think You're Stupid, was a real eye opener and a thoroughly entertaining read. I have dealt with a lot of hazardous products and materials in the past 25+ years through my time with the military and now as a contractor and encasement of hazardous materials such as asbestos or lead based paints, where you can utilize environmentally safe, green products had never occurred to me, as the old and used systems have been the mainstay of this type of industry, though terrible to the environment.
George's humorous, but serious and well versed and experienced explanation of systems and applications opened my eyes greatly, there IS A PRACTICAL SOLUTION, I read page after page opening up new knowledge and George's book created a new pro-green person.

A customer of mine recommended this book when we were responsible for exploring alternative solutions for expensive abatement contracts. Similar to "The Goal" by Eliyahu Goldratt helping understand fundamentals of process improvement, this book uses characters like "Chief" and a crew of "testifiers" to help non-technical folks understand and position alternative and often disruptive technologies. I also enjoyed the historical background of how long hazardous materials have been around - and known to be hazardous - long before modern usage. All in all, a neat book that isn't hard on the brain but leaves you better educated on important issues and especially useful when working through challenging environmental issues.
JUST ENCASE....... is one of the most informative and educational books I have read. It is certainly one of the few that I have read a second time. I feel that the double meaning of "Encase" is a clever one. The author has done a good deal of research and skilfully combined his findings with his own experience. Rather than frightens, the book enlightens one to the dangers and advantages of the use of Asbestos. It echoes the message in Silent Spring.. I met the author and was impressed with his style of humour which he incorporates well into the body of the novel.

If you are looking for information regarding the costs of managing asbestos and lead, "Just Encase They Think You're Stupid" is the book for you. It's a light read, a book you could finish within a day or two at the most, yet it packs an informative (and at times, humorous) punch.
The book delivers facts and figures regarding removal versus in-place management of hazardous building materials like asbestos and lead. It gives you different perspectives on both processes and shows how majority opinions can be changed by approaching the subject using laymen's terms. Encasement and coatings may either be too complicated or too over-simplified if not explained correctly. The use of the "Encased" bottle here is perfect for the job. Using the same coating used for asbestos and lead abatement and "encasing" the glass bottle, the bottle is then thrown thereby shattering the glass. However, the coating is still in place in the bottle's old form, safely keeping the dangerous shards of glass in place. This could be the best visual presentation of how these products and systems can best manage asbestos and lead, especially when those materials are doing their intended jobs in the first place.
Another excellent point is the Ben Franklin chart where it clearly sorts out the facts between abatement and full blown removal. The differences in financial costs, environmental effects, and long term sustainability are clearly written. You can't go wrong with making intelligent decisions based on this book!

I have finally read your book with much interest and I must say that I had no idea how far spread this issue/problem is and what an impact it must have on humans all over the world. It would be great if sort of affordable testing kit would be available so people could check their home and offices if asbestos and lead based paints have been used in the past. Very informative book! I'm not an expert on green products but this book really made me to think /realize how important that green products are to SAVE the world including humans of course. It is easy to read for everyone. I would like to thank to the Author, Mr. Keefe for publishing such an educational book for us - sharing all the informative information and what is going on in reality within society.
I am writing this note to thank Global Encasement Inc. (GEI) and specifically George C. Keefe for helping us find a solution for a potentially very large challenge we encountered during a complete renovation project of a 1960 steel building for Portland State University in Portland Oregon, The challenge was to find a solution that would allow us to do a complete renovation of a building that has asbestos fire proofing throughout in a safe and be economically method.
George listened to our concerns and found us several case studies of other projects that dealt with the same type of issues. With his guidance we came to the correct decision that "AsbestoSafe" was the safest and by far the most economically friendly solution for our project.
Using the "GEI Encasement" system it allowed us to have our abatement contractor install the product throughout the building and give us a safe and durable coating for other to work in a safe and carefree environment as well as leave the building in safe condition for the future.
As for the economically side to use of this product, the cost to buy and install was 1/10th of the cost to remove all the asbestos fire proofing and then re install. This was the perfect solution to our problem.

This book, Just Encase They Think You're Stupid, is really worth reading. The author managed to be informative, stating important facts about asbestos and lead-based paint, while being amusing.
You won't be able to just put the book down because the contrasting personalities of the characters is very interesting. Different individuals with different views in life are brought together by the great mind of Chief to educate people and lay out solutions for the hazards that those chemicals and minerals cause.
When I look at roofs, paints, and buildings now, I feel the need to educate people as well because so much trouble can be avoided if we're just well-informed, and saves us a lot of money too.
As the book implies, we are our children's future. We need to start now with our homes then our local community. As others say, "one step at a time," and we can all minimize these serious threats and preserve our environment for the future generations. I hope the encasement method, that the book discusses, will be taken seriously and used.

I read your book and was very intrigued by how you presented or should I say "educated" readers on the pros and cons of in place management versus extensive damage that can be caused by uneducated decisions/choices. The panel scenario is very clever! I enjoyed the suspense on whether or not the two characters Lyn and Macros would make it in on time to bring home the message and how the main character was so confident.
I know the book's intent is on educating the readers about the "green" aspects and the impacts of choices, but I also found it enlightening in regards to leadership on down to how effective one can be if they had the luxury of creating a dream team. Your book carries examples of what good management is all about both from career aspects to environmental aspects. I REALLY ENJOYED it!
The book was very well written and easy to follow (for the most part). I had to re-read a couple of areas when it referenced charts and the acronyms. I couldn't put the book down though.....finished it in a few hours.

The book is without a dull moment! It presents all the facts about lead, asbestos, and in-place management without sounding one bit like a textbook. The use of characters brought life to such an important topic that keep readers engaged from page one. Two of my favorite points are: (1) the encased bottle as it definitely answers all important questions about in-place management in such an illustrative way; and (2) many essential things in life are hazards; it’s the way we manage them that keeps life convenient and safe.
I am not quite sure how much this issue has been raised elsewhere, but here in the Philippines it has not gained much attention. I now realized that it isn’t just the obvious hazards that I have to look out for but also simple things like paint, which we always take for granted. It also reminds us of valuable lessons to be honest and sincere in your job and the people you serve.
This has not only been such an eye-opener but also a truly enjoyable reading experience. Thank you George for taking the time to share this with us.
Just finishing reading the book and I can't help but start to write a review of it right away. Let's just say that I was personally touched by this read.
Just recently the Philippines, my homeland, more specifically the Luzon area, has been terribly flooded by the waters of what you call the Southwest Wind or the "Habagat". There was no storm but heavy rains continued to fall for days causing a lot of places to flood. What has been causing this? They all say it is due to the mismanaged garbage that has been blocking the flood ways, and of course the poorly planned infrastructures. True! Everywhere in the Philippines we can see trash improperly disposed. I guess we haven't really trained ourselves to dispose of garbage the proper way. At some point in time I can say that I too am guilty of this.
Having said this, I guess it is the same way with asbestos and lead-based paint. At some point in time, when man did not know any better, it was then a good idea to use these materials for the benefits they could give our homes and buildings. But through time, research and experience, we have discovered that these materials are indeed not safe. But it can be made safe with the simple process of encasing them with GEI's green coatings.
Mr. Keefe's book has made me realize that sometimes it is best to deviate from the norm, which in this case is removal and replacement, and to be bold enough and do the unpopular if it would be beneficial to many in the end. Sometimes we tend to comfortably go with the flow just because we have been so accustomed to it. This book has made me realize that nature has already been giving us signals and telling us, "hey! Wake up! It's time to take care of me!". I have two girls beside me now that I wish could still enjoy the best of nature and mother earth has to offer. I cannot do this alone. We need to be working together to accomplish the task. Let's start by being bold and saying "I have woken up and I am not stupid".
Just Encase They Think You’re Stupid by George C. Keefe is an easy-to-understand book about problems in buildings, like asbestos and lead paint.
The story follows a leader called Chief and his team as they talk about better ways to handle these problems. The book explains that instead of removing harmful materials, it is often safer and cheaper to cover and manage them properly.
The book is simple, practical, and teaches real-life solutions. Some parts may feel a bit detailed, but the message is clear.
Overall, it’s a helpful book for anyone who wants to learn simple and smart ways to protect buildings, people, and the environment.

You'd think that a book about abatement of asbestos and lead would be a hard read, but with "Just Encase They Think You're Stupid", you couldn't be more wrong.
If I could describe this book in a word, it would be "Thoughtful". George C. Keefe gives much needed insight on the often misunderstood process of abatement versus removal of hazardous building material. By utilizing engaging characters like "Chief" and his panel of crusaders, he manages to bring out a lot of valid arguments. The in-depth research regarding the pros and cons of in-place management of asbestos and lead has definitely given me a better understanding of the processes and costs, both environmental and financial, involved.
As a mother of two and a business owner, I can say that my way of formulating and executing solutions is heavily influenced by logic, empathy, and efficiency. Based on the explanations provided, using green coatings for encasing asbestos and lead fits all three of my requirements. It is simply more logical to keep the original materials in-place so they can do their jobs. Green coatings are environmentally friendly and does not affect pregnant women and children during application, thus preventing unfortunate medical concerns in the future. Encasing asbestos and lead with quality coatings can last for years, thus saving on cost of removal and also decreasing the contribution of environmental waste in the long run.
At the moment, our house was recently renovated and, because they looked old, the asbestos roofing shingles were moved to the first floor. The replacement roof is now made of thin, cheaply made, Galvanized Iron (G.I.) Sheets that moan and groan in the face of strong winds. Our old, heavier roof didn't do that. It's been less than a year and it seems we may be in need of another roof replacement. The total cost would be more than what we would have spent IF we only knew we could have encased the whole thing. Worse, since the old asbestos roofing is now being used on the first floor, it's this closer to contaminating our household.
This type of ignorance has led to a waste of much needed funds and to a health risk we could have avoided in the first place.
If only I could have read George Keefe's book before all this happened.
I definitely recommend "Just Encase They Think You're Stupid" to EVERYONE who has asbestos or lead concerns, whether they be in a skyscraper, or just within your home.
George, the book is great and I've finished it. It raises more questions about how much lead poisoning is happening country by country. By the way, I can't stress how good the book was. Being straight up, I wasn't enthused about reading it, but it's a great read.
A persuasive case for in-place management.
Search Amazon for books about asbestos abatement or lead-based paint and you'll find old government publications, conference reports, and a few dry scientific treatises. Most are 15 to 20 years old, and a few of the books sell for $50 to $100 or more. In contrast, George Keefe's book makes complex issues easy to understand and it's only $15. If you want to learn more about the management of asbestos and lead-based paint but don't know where to begin, this is the book for you.
I've known the author, George Keefe, since we painted houses together in the 1970's. From 1998-2004 we worked together again, this time in the hazardous materials industry. By then he had worked on numerous asbestos and lead-based paint removal projects. He had seen first-hand how grossly inefficient the process can be, and the excessive impact it has on the environment. He recognized the overwhelming advantages of in-place management and became a staunch proponent. In this book, he presents a persuasive case for the in-place management system called encasement.
As George Keefe points out, electricity is a hazard that can kill us in an instant, yet it is an integral part of our daily lives. Properly handled, it poses no threat because it is housed in a durable, protective jacket (electric cords). Encasement operates on the same principle, protecting people and the environment by creating a strong, flexible membrane over the hazard.
After reading this book you'll realize how easily we could take a huge step toward reducing lead poisoning in children, for a minimal investment. If schools and vacated housing units were simply repainted with government-approved encasement coatings instead of with regular paint, the new tenants would be protected from lead exposure.
Education is the key to better asbestos and lead-based paint management. Yet much of the literature on the subject is so dated that it doesn't present the new technology we now have at our disposal. It's about time someone wrote a book that offers an intelligent alternative for abating asbestos and lead-based paint.
In this many times more graphic digital age in motion pictures when, literally, anything is doable onscreen... your highly dramatized, epochal novel on encasement is probably the best way to present the cost saving argument for encasement over removal of the toxic influences of lead based paint, asbestos and mold issues. The book reads like heroic poetry and moves with dynamic clarity. It brings urgency to a subject that can easily glaze the eyes of the very people who need to be informed about the effective, cost saving efforts of Global Encasement.
I thought it was a great read. Great use of characters to explain a potentially dry subject. Writing the book is easy compared to getting the right people to read it. You should try to get this on a civil engineering school's required reading list.

I don't think many people understand the dangers of many of the substance we deal with in our daily life. Most of us have grown up with these items lying around that we have never questioned it or though about the risk these substance pose to our daily life. This is especially true for lead based paints and asbestos.
"Just Encase They Think You're Stupid" was an eye opener, it gave me a new perspective into what the dangers are that is around us, that many a times goes unnoticed or we take for granted. It also gave me a better perspective of how these can be contained or abated to ensure the safety of our community and family.

When I first had George’s book, I was honestly clueless about the deeper meaning behind it. I understood that it talked about asbestos, lead-based paint, and Green ENCASEMENT Coatings, but I did not fully understand the purpose and life experience behind the message.
