The Problem: The World Is Drowning in Its Own Waste

Right now, across every continent, communities are confronting a waste problem that is getting larger, more expensive, and more dangerous.

The World Bank reports that the world generates more than 2 billion tonnes of municipal solid waste each year. Without major changes in how materials are used, reused, and managed, that amount is expected to keep rising toward mid-century.

For the building industry, the issue is especially visible. Every roof torn off before its useful life is truly over, every wall system demolished instead of protected, every panel of siding discarded, and every otherwise serviceable surface replaced becomes another load of material that has to go somewhere.

The villain in this story is not simply “trash.” It is the throw-away cycle — remove, replace, discard, repeat.

​When a building can be safely preserved and its service life extended, demolition is not always the only answer. Yet replacement is still treated as the default far too often.

The Escalation: When Trash Mountains Become Tombstones

This is not a distant or abstract environmental problem. Waste has mass. Waste holds water. Waste occupies land. And when it is accumulated in unstable conditions beside vulnerable communities, the consequences can become deadly.

In July 2000, after heavy rain, part of the Payatas dumpsite in Metro Manila collapsed. A massive slope of waste moved into the community below. UN-Habitat reported 218 deaths and hundreds more people missing after the disaster.

Homes disappeared beneath garbage. Families were trapped beneath material generated by a city and economy far larger than the neighborhood forced to live beside it.

Payatas became one of the clearest warnings of what happens when the world treats disposal as somebody else’s problem. Other fatal landfill and dumpsite failures in countries including Ethiopia, Sri Lanka, and Indonesia have reinforced the same lesson: waste does not simply vanish when it leaves a jobsite.

And the building industry must face its part in that cycle. A roof tear-off, demolition project, failed coating cycle, or unnecessary replacement can create truckload after truckload of material that still has to be transported, processed, dumped, or buried.

​If a sound building surface can be protected instead of replaced, then extending that surface’s useful life becomes more than a maintenance decision. It becomes a waste-prevention decision.

Preserve first: every building surface kept safely in service is material that does not have to become waste today.

Conventional maintenance coatings frequently keep owners on a short repainting cycle. Chalking, peeling, cracking, scraping, repainting — then repeating the process again a few years later. Each cycle consumes new material and can generate additional waste.

Paint fails. ENCASEMENT lasts. The goal is not simply to make a surface look better today. The goal is to protect what already exists so it can keep performing.

The Results: Buildings That Last, Landfills That Do Not Have to Grow as Fast

The practical result of a preserve-first approach is simple: use what is already there for as long as it can safely and effectively perform.

Here is what that looks like in practice:

Longer service life. A protected roof, wall, masonry surface, metal assembly, or other suitable substrate can remain in use longer, delaying the material extraction, manufacturing, transportation, demolition, and disposal associated with replacement.

• Less construction and demolition waste. When an existing surface is protected instead of torn off, that avoided material does not immediately enter the waste stream. Multiply that decision across thousands of roofs, walls, and facilities and the waste-prevention effect compounds.

Less repeated maintenance waste. Breaking the short scrape-and-repaint cycle means fewer failed coating layers, fewer containers, fewer rounds of surface disturbance, and fewer recurring maintenance mobilizations over the life of the building.

Lower heat gain on reflective surfaces. Appropriately designed cool roof and cool surface strategies can reduce surface temperatures and cooling demand, helping owners lower operating energy while also addressing urban heat-island effects.

Hazardous materials can sometimes stay safely in place. Where regulations, substrate condition, and project requirements allow, ENCASEMENT can support in-place management of asbestos-containing materials or lead-based paint rather than automatically disturbing them through removal.

Local deployment instead of major reconstruction. A coating-based protection approach can often be applied with familiar equipment and less disruption than tear-off and replacement, preserving both the asset and the embodied resources already invested in it.

A circular economy asks a different question from the throw-away economy.

Demolishing a usable assembly does not erase those environmental costs. It adds a new disposal event and then starts the material-production cycle again for the replacement.
