The Problem: "Green" Has Become One of the Most Misused Words in the Industry

In my 40+ years of field experience, I've watched the word "green" get pasted onto products the way a band-aid gets slapped on a structural crack — quickly, cheaply, and without solving the actual problem underneath.

A coating can carry a green-sounding label while still being loaded with compounds that off-gas into occupied spaces, break down in a few years, and contribute to mounting piles of construction and demolition waste.

Here's what I tell my family and friends: the real test of an environmental product isn't what it says on the can — it's what happens directly when it's applied, and what happens to the building, the people, and the planet over the next twenty years.

The built environment doesn't lie.

Buildings account for 39% of global carbon emissions, and the way we maintain, coat, and replace them drives a significant portion of that number.

If the products we're choosing aren't genuinely environmental — in both their direct and long-term effects — we're just moving the damage around.

THE SCALE OF THE PROBLEM

• 39% of all global carbon emissions originate from buildings (World Green Building Council)
• 548 million tons of construction & demolition debris generated annually in the US (EPA)
• 2–5x (up to 10x) higher VOC concentrations indoors vs. outdoors (EPA)
• $171 billion lost annually to building envelope failures in the US
• 5–15°F hotter — dark urban surfaces vs. surrounding areas (urban heat island effect, LBNL)

The Escalation: Two-Dimensional Thinking Produces One-Dimensional Failures

It seems to me that the entire conversation around green products is stuck at the first dimension — what's in the container when you open it. Zero-VOC?

Check. Water-based?

Check. And then the conversation stops. https://doi.org/10.5281/zenodo.20386765

Nobody's asking what happens when the product fails in three years, when it needs to be stripped and reapplied, when the hazardous material it was supposed to contain gets disturbed again, or when the building owner is back on the same costly maintenance treadmill twelve months later.

That failure mode — what I call the Maintenance-Treadmill Coating — represents some of the most environmentally destructive behavior in the built environment.

Not because any one coat is catastrophic, but because the relentless cycle of recoating, stripping, wasting, and hauling to landfill compounds into a planet-wide problem.

Every time a short-cycle coating fails by design, it triggers a new round of C&D debris, fresh VOC exposure for workers, another mobilization event, and often the disturbance of previously stable hazardous materials like asbestos or lead-based paint.

From my experience, the worst thing you can do for the environment isn't always using a product with a chemical in it — it's using a product that requires constant replacement while pretending to be a long-term solution.

"The greenest building is the one still standing — and the greenest product is the one that keeps it that way for decades."

— Owen Sutton, EPA Certified Lead Instructor

A genuine environmental evaluation requires asking two sets of questions simultaneously: What does this product do right now — to air quality, worker safety, and the surrounding environment?

And what does this product do over time — to the building, to waste streams, to energy use, and to any hazardous materials that may already be present?

Here's what I've seen firsthand: when you ask both questions honestly, most conventional coatings fail one or both tests.

And when you ask them about Green ENCASEMENT Coatings — both dimensions resolve in favor of the building, the people, and the planet.

The Solution: Green ENCASEMENT Coatings — Designed to Pass Both Tests

Let me be honest with you.

I didn't coin the term "Green ENCASEMENT Coatings" as a marketing exercise.

I coined it because the existing vocabulary — paint, coating, encapsulant — wasn't adequate to describe something that works in three simultaneous dimensions.

Each dimension corresponds to a direct or long-term environmental benefit that most products never come close to delivering.

https://doi.org/10.5281/zenodo.20417601

DIMENSION 1 — GREEN: DIRECT ENVIRONMENTAL IMPACT

Zero-VOC, water-based, non-toxic, biodegradable, and ozone-safe. Compliant with EPA, CARB Regulation 1113, ASTM, LEED v4, Green Seal GS-11, and OSHA HazCom. Class A fire rated. Solar reflective — proven to reduce surface temperatures 50–80°F and cooling energy loads 15–40%. The direct effect on air quality, occupant safety, and thermal environment is measurable, immediate, and verifiable. https://doi.org/10.5281/zenodo.20386765

DIMENSION 2 — ENCASEMENT: LONG-TERM ENVIRONMENTAL PERFORMANCE

This is where most products fail and Green ENCASEMENT Coatings stand alone. Cross-link bonding forms a seamless, monolithic membrane that becomes one with the surface — not a film on top of it. The result is a long-lasting, guaranteed 20-year renewable service life with multi-threat barrier performance. That means no stripping cycles, no repeat disturbance of asbestos or lead-based paint, and no landfill contribution from failed coatings. One application. Decades of renewable protection. 548 million tons of C&D waste per year, that’s a stunning 3,002.739,726 billion pounds per day— and every building that chooses ENCASEMENT over replacement takes itself off that number.

DIMENSION 3 — COATINGS: PRACTICAL DELIVERY AT ANY SCALE

Easily applied by brush, roller, or spray with standard tools and local labor — no exotic equipment, no specialty contractors, no supply-chain disruptions. Water cleanup. Breathable membrane that allows moisture vapor transmission without trapping moisture or promoting mold. Self-leveling and gap-bridging, conforming to complex geometry. EPA/DOE Energy Star listed (GEI RoofCoat). UL Listed. Applicable to roofs, walls, concrete, steel, wood, and historic structures — anywhere a building needs defense.

LONG-TERM ENVIRONMENTAL IMPACT — BY THE NUMBERS

      • 24 gigatons of CO₂ offset potential from cool roofs globally (Lawrence Berkeley National Laboratory)

      • 15–40% reduction in cooling energy costs from solar reflective ENCASEMENT coatings

      • 4–6x longer service life vs. conventional paint (20+ years vs. 3–5 years) — fewer replacement cycles, less waste

      • Up to 75% cost savings vs. removal or replacement — preserving existing substrate eliminates embodied carbon from new materials

      • Zero disturbance of asbestos or lead-based paint — eliminates the hazardous exposure that removal or replacement creates

      • Compliant with RCRA, Executive Orders 13101, 13423, 13514, and DOD Solid Waste Diversion goals

The Results: What a Genuinely Green Product Delivers Over Time

Here's what I've seen firsthand, across 40+ years and projects from the World Trade Center to Kadena Air Base to the Port of San Francisco — when you evaluate products honestly across both dimensions, the results speak for themselves.

• Occupant air quality improves immediately and permanently. Zero-VOC formulations mean no off-gassing during or after application. Workers go home safe. Residents return to healthy air. Unlike conventional coatings where indoor VOC concentrations run 2–5x higher than outdoors, our coatings add nothing toxic to the indoor environment — ever.

• Buildings stay cooler, and cities benefit. Solar reflective coatings don't just lower utility bills — they reduce the urban heat island effect that drives up regional temperatures. Cool roofs can offset 24 gigatons of CO₂ globally according to Lawrence Berkeley National Laboratory. Every building we coat participates in that outcome. https://doi.org/10.5281/zenodo.20420605

• Hazardous materials stay contained — permanently. Asbestos disturbed during removal becomes an airborne crisis. Asbestos managed in place with stays sealed under a guaranteed, renewable 20-year membrane. The same is true for lead-based paint. ENCASEMENT eliminates the exposure risk that removal creates — and that is an environmental benefit most "green" products can't touch.

• Waste streams drop to near zero. When a building's roof or wall system is ENCASED rather than replaced, it contributes nothing to the 548 million tons of C&D debris generated in the US annually. No tear-off. No haul-away. No landfill. No embodied carbon event from new materials. Why replace when you can ENCASE?

• Energy costs fall — year after year, decade after decade. A building coated with RoofCoat™ sees surface temperature reductions of 50–80°F and cooling energy savings of 15–40%. Those savings don't expire at the end of a warranty period — they compound across 20-year renewable service life cycles, making every coated building a long-term energy asset.

• The economics align with the environmental mission. Up to 75% cost savings versus removal or replacement means that doing the right thing for the planet is also the right thing for the building owner's budget. The two don't have to be in conflict — and with Green ENCASEMENT Coatings, they never are.
